The percentage problem
Your home's equity took years to build — payment by payment, project by project. A percentage-based commission takes its slice of all of it at closing, whether the sale was straightforward or complicated, and whether the service matched the fee or not.
It does not have to work that way. Real estate commissions are negotiable — there is no standard rate set by law. MaxxListing, the seller-program offering of MaxxCity Realty LLC, prices the work in the open: a flat fee, or a low percentage with full representation, chosen by you before anything is signed.
Four programs. One honest price list.
Two programs are seller-directed: you take the lead, and MaxxCity Realty LLC provides the platform and support. Two are broker-represented: the brokerage represents you throughout the sale. Every program starts with a professional MLS listing and syndication to the major home-search sites.

What the math can look like
An illustrative example — a $400,000 sale
Suppose a seller agreed to pay a total commission of 5% on a $400,000 sale. That is $20,000 out of the seller's equity at closing. Now price the same sale under MaxxListing:
- Essentials: $450 flat for the listing side. If that seller also chose to offer 2.5% ($10,000) to a buyer's agent, the total would be $10,450 — $9,550 less than the hypothetical $20,000.
- Professional: 1.0% for the listing side is $4,000, with full representation.
- Signature: 1.5% for the listing side is $6,000, with full service and marketing included.
Illustrative only, not a quote. The 5% figure is a hypothetical used for comparison — commissions are negotiable, are not set by law, and the right structure depends on your home and your goals. Any amount offered to a buyer's agent is the seller's choice (see the FAQ below).
A brokerage that works the listing
MaxxListing is how MaxxCity Realty LLC — Bruce Malyon's brokerage — prices its seller programs. The firm describes itself plainly: one of the hardest working brokerage firms in the Space Coast and Treasure Coast. That shows in the work after the listing goes live: inquiries get followed up, showings get coordinated, offers get worked, and the file is pushed toward closing instead of sitting in a portal.
The level of hands-on representation scales with the program you choose — seller-directed if you want the wheel, broker-represented if you want the brokerage driving. The effort behind your sale does not scale down.
Frequently asked questions
Is MaxxListing a brokerage, or just a listing service?
MaxxListing is the seller-program offering of MaxxCity Realty LLC, a Florida real estate brokerage. Whichever program you choose, your listing agreement is with MaxxCity Realty LLC — a real brokerage stands behind the listing, the paperwork, and the closing.
Do I have to pay a buyer's agent?
That is your decision. With MaxxListing you pay the program price for your side of the sale — and you choose what to offer a buyer's agent, if anything. Some sellers offer compensation to a buyer's agent; others do not. We will walk through the trade-offs with you before your listing goes live, and the choice stays yours.
What is the difference between seller-directed and broker-represented?
In the seller-directed programs (Essentials and Plus), you take the lead — your pricing, your showings, your decisions — while the brokerage provides the MLS listing, the portal, document support, and, with Plus, contract review and closing coordination. In the broker-represented programs (Professional and Signature), MaxxCity Realty LLC represents you throughout: pricing guidance, active marketing, negotiation assistance, and transaction coordination through closing.
How quickly will my home appear on the MLS?
For the seller-directed programs, once you have chosen your program, completed payment, and submitted your property details through the secure portal, your listing goes live on the MLS within 24–48 hours — and syndicates from there to Zillow, Realtor.com, Homes.com, and the other major home-search sites.
Is the $450 really flat — and can I change my mind?
Yes: Essentials is a one-time $450 flat fee for the listing service described above — no percentage on your side of the sale. Plus is $600 plus $400 at closing; Professional and Signature are percentages (1.0% and 1.5%) because the brokerage is representing you. There are no long-term contracts, and the listing agreement you sign spells out the terms — including cancellation — before you commit.
