How MaxxListing Works

Five stages, from choosing a program to closing day. The process is the same in every program — what changes is how much of the work MaxxCity Realty LLC does for you.

Stage 1

Choose your program: the price is known before you sign

Pick the service level that fits you. The seller-directed programs — Essentials ($450 flat, one time) and Plus ($600 plus $400 at closing) — put you in the lead with the brokerage's platform and support behind you. The broker-represented programs — Professional (1.0%) and Signature (1.5%) — put MaxxCity Realty LLC in the field for you.

Your price is in the listing agreement up front, with no long-term contract — and you decide what, if anything, to offer a buyer's agent.

Stage 2

Prepare & price: the listing form and the strategy

You complete your listing details through a secure portal — property information, photos, HOA and disclosure documents, inspection reports — and the brokerage is notified the moment you update anything, so nothing you submit sits in a queue.

Pricing help follows your program: Professional brings market comparables and pricing guidance; Signature brings a formal Comparative Market Analysis (CMA) with a pricing strategy. Professional coordinates professional photography (you cover the cost); Signature includes photography, video, and drone footage.

Stage 3

Listing live on the MLS: one entry, every major site

Your listing enters the MLS as a professional listing and syndicates to Zillow, Realtor.com, Homes.com, and the other major home-search sites — plus a featured listing on MaxxCityHomes.com. For seller-directed programs, listings go live within 24–48 hours of your completed form and payment.

That is the flat fee at work: the same MLS entry and site exposure percentage listings get, for a fixed price instead of a slice of your equity.

Stage 4

Showings & offers: the work behind the sign

In the seller-directed programs you handle your showings while the brokerage coordinates your documents and forms — and with Plus, every purchase contract gets an unlimited review before you respond. In the broker-represented programs the brokerage coordinates showings, markets the listing actively, and provides negotiation assistance on offers.

When offers arrive, what you offer a buyer's agent is still the choice you made in Stage 1. Offers are weighed on price, terms, and buyer strength — and in the broker-represented programs, negotiated by a brokerage that works to close.

Stage 5

Contract to closing: coordination until the keys change hands

An accepted offer starts the final leg: inspections, appraisals, lender and title requirements, paperwork in between. Plus includes closing coordination; Professional brings full transaction coordination with all parties; Signature assigns a dedicated closing coordinator and complete transaction management.

At closing, your fee settles exactly as agreed — a flat number or a known percentage, never a surprise.

The four programs, side by side

Every program includes a professional MLS listing, syndication to Zillow, Realtor.com & Homes.com, a featured listing on MaxxCityHomes.com, secure portal access, and electronic document management. Below is what each program adds.

Two ways to sell. One brokerage. Your choice.

Some sellers have the experience to manage their own sale — the seller-directed programs give them the platform at a flat fee. Others want professional representation for pricing strategy, marketing, negotiation, and transaction management — the broker-represented programs deliver it at a low percentage. Either way, the choice is priced in the open.
